Air Conditioner Rules

Your Lease states as per section 3.03:

  1. Bring into the Unit or use in the Unit any large appliance or other large machine that uses a lot of electricity or water, like a stove, dishwasher, refrigerator, freezer, clothes washing machine or clothes dryer, without getting our prior written consent.  If we give you that consent, you must follow whatever conditions we specify concerning bringing in and use of the appliance or an air conditioner without completing and complying with the rules and conditions outlined in Schedule G of this agreement.  (click here for a fillable PDF version of Schedule G)

The following sets out the conditions under which a tenant may be given approval to have an air conditioner installed in their unit.

  1. Tenants whose electricity is included in their monthly rent will be tenant charged a $60.00 fee per year each June 01 and each subsequent year that the air conditioner remains installed within the unit. This fee is not prorated or refundable if the air conditioner is removed or the tenant moves out before the end of the year.
  1. An air conditioner must be removed or its hours of operation may be limited, should the operation of the air conditioner interfere with the reasonable enjoyment of other tenants.
  1. Tenants must complete Schedule G and have signed approval by the Property Manager before having the air conditioner permanently installed in the unit (it will not be required to be removed for the winter).
  1.  The air conditioner can only be installed in an approved location and must be an acceptable size to fit the window opening.
  1. Our approved contractor must install the air conditioner. The Sault Ste. Marie Housing Corporation has approved the installation method with the contractor and negotiated a fair installation prices for the tenant. The contractor will bill the tenant directly for the cost of the installation. The Sault Ste. Marie Housing Corporation will notify the appropriate contractor to arrange for installation once this schedule is completed and the annual fee has been paid. Once the contractor has been paid the tenant will bring in a copy of the paid in full receipt to verify approved installation.
