Pet Rules

Your Lease states as per section 3.02:

If you decide to keep a pet you are responsible for your pet, what your pet does and the effect your pet has on other residents.  You will not allow your pet or any pet you bring on the premises to disturb the reasonable enjoyment of the premises by us or other tenants.  You agree that you will be responsible for the cost of repair of any damage or any loss that may be caused by your pet.  You are also responsible to comply with the Pet Rules outlined in Schedule F  (click here for a fillable PDF version of Schedule F) and to complete all information required on this schedule.

The following rules are intended to protect neighbours from being annoyed by pets and to ensure that the presence of pets does not contravene local municipal by-laws:

(a) One domestic pet of the common variety may be kept within a unit in accordance with the pertinent clause of the lease agreement. Any additional domestic pet will require prior written approval from the Property Manager.

(b) All potentially dangerous dogs, including Pit Bulls and Rottweilers, regardless of breed or type, are not allowed to be present in a Sault Ste. Marie Housing Corporation unit. The Sault Ste. Marie Housing Corporation as per legislation defines a pit bull as follows:

  1. A pit bull terrier
  2. A Staffordshire bull terrier
  3. An American Staffordshire terrier
  4. An American pit bull terrier
  5. A dog that has an appearance & physical characteristics substantially similar to any of these dogs.

If these animals are found to be present in a Sault Ste. Marie Housing Corporation unit, an application for eviction will be made to the Landlord and Tenant Board under the Residential Tenancies Act.

(c) At any time you acquire a pet you must contact your Property Manager and complete this Schedule to your lease within 10 days and have it added to your lease on file.

(d) All dogs must be licensed in accordance with the municipal by-laws.

(e) Dog owners must follow all local municipal regulations such as proper hygiene, exercise, and proper control over the animal to ensure it does not interfere with the rights and safety of others.

(f) In accordance with the City of Sault Ste. Marie by-law No. 87-125 1(a) every person who harbours a dog shall forthwith clean up and dispose of any excrement left by the dog on any property whether public or private, in the City of Sault Ste. Marie.

(g) Under no circumstances is a pet to be allowed to run at large (City of Sault Ste. Marie by-law – 98-211(8)).  If a roaming animal is identified, the management staff will advise the owner accordingly and an application for eviction will be made to the Landlord and Tenant Board, under the Residential Tenancies Act.  If it is not possible to identify the animal, the proper local municipal agency responsible for animal control will be requested to pickup all such animals and remove them from the site.

(h) The property of the unit must facilitate a minimum ten foot chain or rope or similar restraining device (City of Sault Ste. Marie by-law 98-211 8(3)) to restrain the pet and must not allow access to the neighbouring unit’s yard.

(i) Exotic pets are not permitted within any unit of the Sault Ste. Marie Housing Corporation. If any of these animals are found to be present an application for eviction will be made to the Landlord and Tenant Board under the Residential Tenancies Act.

(j) Residents who require a pet by reason of special need should identify their circumstances in writing to the Property Manager. It may be desirable for example for a resident to keep a seeing-eye dog and attach the required documentation to this schedule.

(k)  Residents who wish to keep a pet must first complete this Appendix to their lease.

(l) Pets must not be kept on the Sault Ste. Marie Housing Corporation premises for commercial purposes.
